Job Description
- Develop and sustain long-lasting relationships with customers.
- Call potential and existing customers to explain company products and encourage purchases.
- Maintain accurate records of sales, scheduled customer appointments and customer complaints.
- Facilitate cold and warm calls to prospective leads, and follow up on call switch leads and current customers.
- Inform leads and customers of current promotions and discounts.
- Oversee the day-to-day management, maintenance and operational readiness of all residences and apartments.
- Ensure every apartment is clean, functional, safe, well-maintained and guest-ready.
- Conduct regular inspections and identify maintenance issues before they affect guests.
- Serve statutory notices and legal documents when necessary.
- Make courtesy calls and visits to tenants within designated areas.
- Lead the identification and management of grounds maintenance and environmental conditions.
- Undertake quality assurance measures relating to environmental, caretaking and cleaning standards.
- Ensure repairs and property improvements are completed to satisfactory standards.
- Monitor the condition of properties and take appropriate action when defects are identified.
- Help reduce crime and the fear of crime by developing links with tenants.
- Respond swiftly to facility emergencies and operational issues.
- Coordinate electricians, plumbers, AC technicians, carpenters, locksmiths, appliance technicians, internet providers and other service providers.
- Follow up on repairs and ensure issues are completely resolved.
- Monitor furniture, appliances, equipment, utilities, smart locks, Wi-Fi, smart TVs and other facility assets.
- Maintain accurate records of maintenance, repairs, inventory, assets and facility incidents.
- Monitor facility inventory and report shortages, damages or replacement needs.
- Provide timely operational and maintenance reports to management.
- Identify recurring problems and recommend practical solutions to improve efficiency and reduce costs.
Requirements
- Bachelor’s Degree in Business Administration, Business Management, Marketing or a related field is preferred.
- At least three (3) years’ relevant experience in a reputable real estate/property management company.
- IT knowledge, particularly proficiency in Microsoft Office Suite, including Word, PowerPoint, Excel and databases.
- Previous sales experience in a bank or real estate firm is an added advantage.
- Sound knowledge of sales strategies and industry regulations.
- Proven track record of achieving sales targets.
- Strong analytical and problem-solving skills.
- Excellent negotiation and consultative sales skills.
- Effective communication skills.
- Exceptional customer service skills.
